The term “facade” in architecture is derived from the Italian word “facciata” and refers to thebuilding’s face. The facade of a building provides the ability to accentuate the design. It is also essential to the building’s energy efficiency, weather protection, and interior function.

A facade plays a significant role in the distinctivenessof a building.Numerous facilitiesmay comply with structural rules, yet their designs lack uniqueness, character, and personality. A properly designed and maintained façade is a big part of whether potential investorswill consider buying or leasing the property.

Facades can also significantly contribute to lowering energy costs. It canlimit solar gain, reducing the building’s cooling demands and resulting in low utility costs.

However, time and exposure to the weather may degrade facade components. This deterioration may lead to various issues, including diminished performance and possible risks. Building owners and managers shouldconduct regular inspections and remedy facade damageswith standard repairs. Undiagnosed problems may lead to costly capital rehabilitation efforts and accidents.

Jersey City, New Jersey, enacted a new code dealing with structural and facade examinations of multi-story structures in August 2021. According to the order, a qualified architect or a commercial building engineer NJ must check the facade at least once every five years.

Commercial building inspection NJ is required for structures more than six (6) stories tall or buildings with masonry facades at least four (4) floors tall. All external walls and attachments must be examined and completed in accordance with the Jersey City Construction Code Official’s recommendations.

Even in places where periodic inspections are not required, building owners should keepa regular inspection by hiring a specialist with specific competence in facades. Identifying issues before they become severe prevents costly fixes.

A facade assessment analyzes the property’s external components to determine its condition, safety, and lifespan. The examination report will notify asset owners of any problems or faults that need to be corrected.
